Installed it in the bonus room above our garage. About 300 sq/ft. Insulated with 6" rolled installation, but ceiling being 6" under roof has a very high radiant heat effect in hot times of year. 9000 BTU's does job nicely. Can cool room to 65' to satisfy my most demanding guest from the north. But the most amazing thing is how quiet outside unit is. I'm very pleased with how easy the installation was and the domestic hot water is fast and plentiful. I am amazed as to how quick the boiler heats and circulates the water through the system, I am curious to see how efficient it will be come winter.

Used this unit with a 12, 18, 9, 9 set up with a 4-way distribution box, it has worked very well with very little noise. There is a very high pitched sound you can hear if you are near it, but it is not very noticeable.
