Installed it in the bonus room above our garage. About 300 sq/ft. Insulated with 6" rolled installation, but ceiling being 6" under roof has a very high radiant heat effect in hot times of year. 9000 BTU's does job nicely. Can cool room to 65' to satisfy my most demanding guest from the north. But the most amazing thing is how quiet outside unit is. Love this unit! Installed in the fall, it cools well yet can put out satisfyingly uncomfortable amounts of heat when it's 20F outside and throttles down very low to match demand. Thermostat is rather unintuitive to use all its features and you have only one set of temps in auto mode, but if you don't mind switching from heat mode to cool mode yourself you can program it any way you like. Contractor grade fan got noisy within 2 years and progressively got worse. It was above a bedroom and became so loud it interfered with sleep. This fan is in same location and you have to open attic door to see if it is running. Time will tell if it was worth the price but initially it is a good investment.
