Installed it in the bonus room above our garage. About 300 sq/ft. Insulated with 6" rolled installation, but ceiling being 6" under roof has a very high radiant heat effect in hot times of year. 9000 BTU's does job nicely. Can cool room to 65' to satisfy my most demanding guest from the north. But the most amazing thing is how quiet outside unit is. DID YOU HAVE IT SERVICED BY A PRO WHO KNEW HOW TO DO A BUDERUS (BREAK DOWN SERVICE)...MY heat exchanger was dirty from not doing a yearly BUDERUS BREAK DOWN SERVICE as stated in the boiler manual....gas co. contract does not cover cleaning condensing boiler heat exchanger, so...it gets dirty, the flame temp in the heat exchanger goes up, and the sensor and igniter burn out...If in doubt, do what I did, Called Buderus in New Hampshire...number on manual that came with boiler,
