Will last forever my plumber tells me. Still 84% efficient. Doesn't need yearly maintenance like the higher efficient junk out there. That high efficient junk also requires a power vent that is super loud. Consider that too in your purchase. This Burnham is very quiet. No power vent. The unit came complete and had good directions. I had power to my pool pump near where I planned to install the condenser and did have to go one size larger on the wire to support both units but that was not a problem. Quick to install, I had to do some carpentry work to re-support the ceiling where I cut out 2 x 2's but when I was done it really turned out better that I expected.
