Installed this boiler in June 2012 - Very good documentation - Very good response from customer service when I had a question about the controls. Checked on higher efficiency rated boilers but could not justify the much higher price. Until you make up the increase in price with the savings in fuel the unit would be 8 - 10 years old. After waiting 26 days to get my Effinity 93 110000 btu unit, I installed it only to find out the propeller fan was very noisy. It is louder than my air compressor. Modine will not honor the warranty unless you use a professional installer. If you are a do it yourselfer, don't buy this unit. The propeller motor is cheap and creates a lot of vibration noise. I purchased the Gree duct units and installed in adjacent closets to the 4 rooms with grills on the walls. The connection pipes were run through the attic to the compressor. It was a lot of work to make the cutouts in the closet walls but the units work great, take up unused overhead space in the closets and are quiet!
