Checked on higher efficiency rated boilers but could not justify the much higher price. Until you make up the increase in price with the savings in fuel the unit would be 8 - 10 years old. Ran unit Feb. 1 2016 heating very good super quiet, very please with it. Now waiting to run in cooling mode to see how it controls hot weather. I'll give it a 10 rating for now.

I have a 25' x 40' insulated garage. My new 60K btu Reznor heater brings the temp. from 50 degrees to 65 degrees in about 25 min. I love it.
